JOB DESCRIPTION:
American International College is a private institution of higher education located on a 52 acre campus in Springfield, Massachusetts. Founded in 1885, the College has 3,400 graduate and undergraduate students. It awards undergraduate degrees in four principal areas of study: liberal arts, business administration, psychology and education (including criminal justice), and health science (nursing, physical and occupational therapy). At the graduate level it offers masters degrees in business, education, psychology, and public administration and has two doctoral programs. Under general supervision of the Building and Grounds Manager, the Custodian Foreperson will perform a wide variety of custodial and maintenance duties in order to provide a clean, orderly and safe environment. The Custodian Foreperson will perform custodial duties in and around campus facilities; troubleshoots, performs minor repairs on equipment and responds to emergency calls for service; works closely with staff, faculty, students and the public to meet the custodial needs of the area; and resolves problems to ensure efficient and safe operations. Inspect custodians? areas of work and provide feedback on job performance. Perform related custodial duties as required. The individual will have interpersonal skills, memory, attention to detail, comprehension of housekeeping procedures, calculating, and written and verbal communication. We are seeking an individual with strong organizational skills, ability to train others and provide innovation to the department.

The individual will report to a Custodian Foreperson who is responsible for the direction of custodial services in the facility. The Custodian will perform custodial duties in and around campus facilities; troubleshoots, performs minor repairs on equipment and responds to emergency calls for service; works closely with staff, faculty, students and the public to meet the custodial needs of the area; and resolves problems to ensure efficient and safe operations.
ESSENTIAL JOB FUNCTIONS
* Ensure that all schedules are covered each day.
* Schedules, coordinates, direct and perform routine and comprehensive custodial maintenance of assigned facilities.
* Check on daily attendance of custodians and report any changes in schedule to Custodial Manager.
* Maintains inventory and submits written requests for supplies; tests and evaluates new supplies and equipment.
* Ensure facilities are well stocked with supplies.
* Reports and responds to emergency calls for custodial assistance.
* Responds to service requests.
* Removal of rubbish in accordance with established procedures.
* Clean and sanitize restrooms, locker rooms, health occupations facilities and other facilities using established practices and procedures.
* Identifies stains and uses proper chemicals for removal.
* Follow instructions regarding the use of chemicals and supplies. Use as directed.
* Vacuums, shampoos and spot clean carpets and furniture.
* Clean and dust furniture; sweep, mop, or vacuum floors; empty/clean receptacles, and recycling.
* Assists with and performs refinishing of hard surface floors.
* Strip, clean, buff and apply floor sealer and floor finish to hard surface floors, vacuum and shampoo carpets.
* Operates power equipment such as: carpet extractors, pressure washer, and high-speed burnisher.
* Use and maintain assigned power equipment and hand tools; buffers, auto scrubbers, extractors, high speed buffers and vacuums, brooms, mops, mobile carpet & upholstery spot extractor, floor stripping machines and squeegees for the cleaning and general maintenance of floors, walls, carpets, furniture, etc.
* Wash walls, windows and equipment; use ladders when required in work assignments.
* Lock and unlock assigned buildings: secure building when facilities are not in use checking for unlocked doors and windows, report any unauthorized occupants, turn off lights.
* Move furniture, equipment, supplies and tools on an incidental basis.
* Attend safety meetings and other related meetings.
QUALIFICATIONS
* High School Diploma
* 2 to 4 years of supervisory experience required.
* Recent custodial experience, preferably in a school setting.
* Extensive experience in floor and carpet care and maintenance required, to include: stripping, refinishing, and burnishing hard floors.
* Ability to complete chemical and vehicle safety, asbestos, blood borne pathogens, PPE and back safety training.
* Monthly safety training required.
* Must be able to work safely in an environment containing chemicals, cleaning materials, dust, and noise.
WORK HOURS/SCHEDULE
This position is a full-time, twelve-month, non-exempt position and is eligible for benefits.
Hours are Monday - Friday: 7:00 a.m. - 3:30 p.m. Summer schedules can and may be modified to the needs of the department and the college. Overtime may be required as scheduled.
